About
This beautiful property is located 10 minutes away from Melides and the beaches of Aberta-a-Nova (6 km from there as the crow flies).
It’s full of history: the current owners of this estate are part of a family of farmers who’ve lived in this municipality, specifically in the Serra de Grândola, since its inception. The property is headed to its fifth generation of farmers, who produced cereals and raised cattle. However, production nowadays is essentially forestial. The whole forest has grown naturally: the tame pines, wild pines and cork oaks are centenary.
The property boasts 10 ha of cork oaks and 35.5ha of scattered pinewood (crops could be grown). 6,5 ha are constitute of clean land, which is ideal for the growth of crops, being the most fertile land on the property, in which, in the past, the farmer had a vineyard.
It also coincides with the only area conditioned for construction, which turns out to be an asset since the entire remaining area of 46 ha has the possibility to distribute the constructions in a harmonious way, all of this in a low fire risk area.
The property has a registered ruin with an approximate size of 140 m2.
It has an approved PIP for 500 m2 of own housing. It could be distributed as follows:
1st: A house with 500 m2;
2nd: Two houses with 250 m2 each;
3rd: Three houses with 166,6 m2;
4th: Four houses with 125 m2 each.
It has 8,000 m2 of availability for agricultural dependencies, or others, with other designations. Namely: trade, food commerces and processing of agricultural products such as cork, pine nut or wine - which may be produced in the Estate, with a nearby cellar/press.
________
It produces over 1500 @ (1 @ = 15 kg) good quality cork per 9-year cycle in 3 harvests. Equally, 50 tonnes of pine cones (for pine kernels) in a good year - A pruning has just been done in all the tame pines so they reach these again.
In the 6,5 ha of clean and fertile land, a vineyard, an orchard and a bio vegetable garden (horticultural/ aromatic herbs) could be grown - which has been done until recently.
These productions can be transformed at the farm itself, serving as a way to monetise endogenous products as well as to show customers (tourism) how it’s done through the workshop.
Ex: “how the cork extraction process works, how to obtain pine kernels, how to fatten black pigs in a cork oat forest” as well as wine tasting and production, etc.
The property is a candidate to agri-environment and receives subsidies within the organic production field.
In this area there, hunting is banned, which was approved by the ICNF (Institute for the conservation of nature and forests), and has absolute privacy.
